The Kind of Work We Do
Representative craftsmanship and materials from our kitchen remodels — the same quality we bring to every project in Wayland and across the MetroWest.
Kitchens We See in Wayland
Wayland mixes older farmhouse-style homes near the town center with Colonials and split-levels built from the 1960s through the 1980s further out. Like its neighbors along the Sudbury River, a good number of properties are on private septic systems, which shapes how we plan plumbing changes during a remodel.
Common Remodel Challenges in Wayland
- Septic system limits: Expanding a kitchen’s water use — bigger sink, dishwasher, ice maker — sometimes requires checking septic capacity first.
- Sudbury River wetlands: Properties near the river or its wetlands can require Conservation Commission review for exterior or footprint work.
- Older farmhouse framing: Some of Wayland’s older homes have irregular framing that takes extra care when opening up a kitchen wall.
Permitting in Wayland
Wayland kitchen remodels are permitted through the town’s Building Department. Projects near the Sudbury River or other wetlands resources typically also need a look from the Wayland Conservation Commission before permits are finalized.
Permitting requirements vary by property. We pull permits and coordinate directly with the Wayland building department on every job.
